My fiance' went to pay his rent. He picked up a brochure with all the floor plans his apartment complex had to offer, and discovered he has been charged 45.00 over market rent for the last two years. We went to discuss this with the manager. Although she agreed it wasn't fair she told us there was nothing she could do. The reasoning she gave, was the property has changed management companies several times and that is why the rent has fluexuated. I asked her ';if a person came in off the street and rented the exact same apartment would they be given an apartment for 757.00 a month ( this is not a special, this is market rent).She answered ';yes'; My fiance's rent is 802.00 a month. This hardly seems fair to him, who has been a resident for 12 years and never late with his rent.

The owner/landlord is under no obligation to rent his units at the same price. There is nothing illegal about this and it's fairly common. There is no legal obligation to rent all identical units at the same rate. (I do it all the time). However, given your fiance's situation, I would certainly think that management would give credence to his next lease agreement, given that he has been a quality tenant for over ten years.





He HAS a legitimate gripe, and management should address it, if management has a functioning brain. If they refuse to address it, they stand to lose a long standing reliable tenant over a few dollars.
I think the question you should ask yourself is this:





If he were being UNDERcharged, would y'all still feel the same level of anguish over taking money that might not belong to you? Didn't think so.





Apartments are allowed to be rented out for whatever someone is willing to pay for them. Therein lies the heart of a supply and demand driven capitalist economy.





He might be paying a higher rent due to credit issues for all you know, and the complex is capitalizing on the weakness in his credit report.
It is all in the supply and demand. Demand was higher when he originally signed the lease and so the price was higher. Rental prices have gone down over the last few years due partly to the failing housing market.





Also, if you sign the renewal lease without checking on what the going rates for the apartments are then that is your responsibility, not the apartment complexes. If you had seen that the going rate was different and talked with your complex about it before signing the renewal lease then you could have possibly gotten your rent lowered.
I would go talk to the manager about it.





Whenever the lease renewal came up, he should have been allowed to renew at market rent.

Unless you have a specific source of a discount, such as AAA, etc, I would check kayak.com first. It surveys a variety of sites, while you watch. Doing a random check for LAX in Oct., finds compact care rates as low as $18 or $24 a day. Full-size is more, of course.





For a minivan, it looks like you'll be close to $50 (up to 7 passengers). Enterprise is a good option, which is listed there. You might want to call the company to see what they suggest for a large group.
Consider renting it at a Los Angeles location that is NOT at the airport. Rates are often higher (sometimes MUCH higher, like twice as much) when you rent a car at an airport.





Your group could take a shuttle to a nearby hotel (often a free shuttle) that has car rentals, or is near a car rental facility.





Or you could have just the driver(s) go by taxi to the car rental facility, and then come back and pick everyone up.





If you are interested in saving money, you should definitely check the rates off the airport.





By the way, you can generally return the car at the airport when you leave without paying a penalty or paying a higher rate.

Check with the company that you work for to see if you get any discounts with a certain car rental company. I found that Advantage Car Rentals has a full-sized van (Chevrolet Express or similar) that will hold 15 people goes for $725.26 per week. You can't use more than 1050 miles per week and there is a .30 per extra miles charge. It comes with air conditioning! I hope this helps!!
I've had this problem before, and my best suggestion would be to shop around and compare rates and prices. I would go for rental companies that don't charge mileage but provide mileage for free if you rent a vehicle for at least a certain amount of days. I believe Avis gives you up to 700 or more free miles if you rent for a week. They also do not charge as much compared to other rental companies (Rent-A-Car, Hertz, etc.). Also I know there are plenty of rental companies in and around airports and usually they will be willing to give you a discount if you know how to talk them into it. Well I hope this helps...

    i have always lived in san diego and in october moved to oregon because the economy in southern california is possibly one of the worst in the country. no decent jobs, many layoffs every day and many many foreclosures.....the rental market is extremely high costing because of the foreclosure market..landlords know that people NEED a place to live, so they are putting the screws to everyone....i lived in a 2br/2bath 1200 sq ft apt for the last 11 years...NICE and my rent was only $1000...but the landlords (from romania!) started giving all the old tenants notices to move, they upgraded the apts and are now renting them out for more than $1500 eahc....soooo the market sucks in southern CA and so do the landlords, cause they are taking advantage of the renters.

    I am a tower dog and do climb inspections on them I do about 500 inspections a year and occasionally get to talk with the land owners who lease out the property to the people that want the tower on their land. It seems to me that the more populated of an area you are in the more money you can get. one guy I talked to was getting $2300 a month for his and he had 3 levels of antennas. then again I have talked with another that had 7 levels on his and onlt got $1200 a month. My suggestion is get a lawyer to dicuss the agreement. Secondly MAKE SURE you get a co-location agreement. This allows you to increase the rent amount when more companies want to put more antennas on the tower. More antennas mean more traffic to the site which some landowners dont want.     Years ago (1988) I was an apartment manager in Van Nuys.





    If I recall correctly, the rental increase was limited at that time to 10% per year over the previous year.





    For Example:


    Year 1 - 500/mo


    Year 2 - 550/mo


    Year 3 - 605/mo

    You have a garage. In some places, that is rented out separately, or you can compete with other landlords by offering it with the property, and being able to collect more rent in turn.





    You can try to contact other landlords in the area pretending to be a perspective tenant and check out price and condition of their rentals.





    You can also take the taxes, insurance and repair costs, divide them by 12, double that amount, and that should be your rent, unless there are a lot of properties for rent.





    As landlord, I know that 50% of your rent will go to expenses. Right now, I am running 55% as the expense ratio. This may sound high, but it is true. Also, in any year, you may not return that much in expenses, but that doesn't mean they haven't occurred. The roof only lasts 15 to 20 years, the carpet wears out, you need to paint the place, inside and out, etc., etc., ect.





    My suggestion is that you don't rent to a friend, relative, a friend of a relative or a relative of a friend. You may have to toss them out, and that can create problems in your personal life. Mom is okay, if she takes care of things, if not, make an excuse.

    well it makes sense that they do that, they're not going to let you watch a whole season of a tv show for only 5 bucks (it's 4.86 each where i live). if you want to save money, sign up for the rewards program (it's only 10 dollars a year, every 6th rental is free, and on mon. tues. and wed. if you rent one, the 2nd one as long as it's not on the wall is free) or better yet sign up for their online program. for the price of 1-5 movies (depending what plan you're on), you can get movies for a whole month. the best part is you can trade them back into the store instead of dropping it off at the mailbox so you won't have to wait for the next movies to come in the mail.

Priceline uses the same buyers as I do...and I just checked pricelinbe and they are running about the same price...also IM sure the prices you are reffering to are compact or economy carsd....the poster sounded like he was not interested in that...the prices listed were for intermediate and higher cars....

    Coimbatore is a nice place to settle down in whole of India I would say. Because, am born there. And its my hometown and native place. Best residential localities means the price also for rental or even ownership is quite high. Like Saibaba Colony, RS Puram, Bharathi Colony, etc.. The commuting time from mettupalayam and coimbatore would suck your time, so better try to live in mettupalayam instead somewhere near your work place.. water is good and provided from the corporation but suitable for cooking, after boiling can drink also.. bore well water also can drink after boiling.. but recommend you buy bottled water, which there are dealers who will top up the cans of 25 liters once yours is over.. they come to your home and do this service, prices are quite reasonable too.. nilgiris supermarket at avanashi road is the best and biggest supermarket in coimbatore.. you can get everything there.. good enough for your shopping needs.. avanashi road, the best school is stanes anglo indian school.. mettupalayam to coimbatore, you can take the train.. cost of living is quite expensive due to globalization, IT park coming up, its 100% city life, coimbatore is 3rd largest city in Tamilnadu after Chennai and Madurai.. an apartment in saibaba colony would cost you about Rs.7000 a month.. thats a approximate estimate..

    If you mainly drive around the city and some suburban areas, a sedan would be fine. However if you plan to have some adventures in the rural areas, i suggest you take a 4 wheel drive as some roads are in pretty bad condition.

    A prospective tenant asked if I would be willing to lower the monthly rental on my home in exchange for performing some home improvements. The rent is currently $1,500/month and I'm wondering what experiences other people have had with this arrangement and how much to reduce their rent for these services. Some examples are replacing flooring in the bathroom and kitchen with tile, repairing drywall damage, and hanging new interior doors.How much to reduce monthly rental rates on home if tenant performs home improvements.?
    My biggest concern would be that the tenant either doesn't do a good job, or doesn't have the skills to do a good job. So I would personally approach it from this angle.





    Establish in the lease that the rent is $1500 per month. Then on a case by case basis for each project, offer to pay the tenant a fair price for his labor, plus materials if he provides them himself. Pay him with rent credit, and each month that he redeems rent credit, he pays less rent.





    The problem is that if you don't do it this way, your lease will determine how much you can charge per month, but you 'll have very little power to force your tenant to do good work.





    Pay a lawyer a few hundred bucks to set up a lease that protects you. Then keep very detailed records of everything, and have the tenant sign something each time you pay him or allow reduced rent as payment.How much to reduce monthly rental rates on home if tenant performs home improvements.?
    Those are pretty hefty projects that require knowledge, personal time and unless you are buying the supplies - money. Even if you are buying the supplies, a tenant who offers to make home improvements is a GEM!!! That means you can also probably count on this tenant not wrecking the place. I don't know where you are but if they threw in cleaning up leaves, mowing the lawn and shoveling the snow, I would be willing to go as low as $1000 a month as long as it covered the mortgage.
    Rents and maintenance are treated differently for income tax purposes. Stay firm on the rent and agree in advance what will be paid for what work. Inspect it, get receipts and then pay the tenant as you would a contractor. Tenants often think they can do many things, and also want to take credit for totally renovating a home when there's not a clear understanding about each party's obligations.
    I wouldn't do it. Such agreements are usually so vague and often one party ends up unhappy. They might disagree on what's ';good enough'; or acceptable quality of work. They might disagree on the acceptable timeframe to perform the work. They might disagree on the quality of materials they use. They might have family issues or illness that prevent them from performing the work. So then what do you do? If you make this agreement, make sure to put it in writing and be very specific on what your expectations are.
    I have discounted a tenants rent for making improvements. I buy materials and pay him the going rate you'd pay someone else, most of the time it was $20 an hour.
    When we have allowed this we only take off for materials used with a receipt. Any labor is just their own time spent.
    I would get some quote from professionals that could do the job and maybe figure an average cost and deduct that.

    Are you there alone or sharing rent with roomates? For $525, to get a 4-bedroom apartment downtown or the Plateau region, that is excellent in my opinion. I would have expected much higher than that, but you may be getting it at a lower rate if it is considered a student residence, shared apartment, or because of the volume of traffic from students and the football games nearby.





    I know someone who was paying $700 for a 2 1/2 at St. Marc and De Maisonneuve (essentially downtown), and another friend was renting a 4 1/2 in Verdun for $550 about three years ago. I would have thought St. Denis and Ontario would be more expensive.





    My only suggestion would be to get to know your neighbours and see what they are paying to get an idea of the going rate in your area.What are the average rental rates for apartments in downtown Montreal?
    Based on your added note: 4 X 525 = $2100 per month - That does seem to be a bit higher than I would expect for that area, but it is a supply and demand issue. I would have though around $1800 for a 4-bedroom apt.

    I think that price is really good for downtown Montreal, unless that 525 gives you a really manky apartment. I am paying 485 without utilities near the PepsiForum, which I think is really good. I mean, most places downtown are at least 600 for a pretty poor place for one. Of course you can get cheaper, but one should always feel comfortable at home.

    In our town 1 out of every 10 homes is in foreclosure. What sold last year for 500 thousand sells this year for absolute Penny's on the dollar. So I ask.. Why have the rents gone up 300 to 500 dollars?





    What I am finding most troubling is rental companies are requiring a 700 credit score but will cut a break if you have a Ch7 or 11 due to a foreclosure. I have a modest credit score, not poor just good.

    Without knowing what type of insurance you got, Basic Insurance (SLI) 20% deductible (CDW) and/or No Deductible (SCDW), that seems like a good fair deal with a sedan, and basic insurance.





    I rented a 4x4 about a year ago for a week with CDW coverage, and when all said and done it cost me a little over $400.





    FYI - When renting, make sure that you inspect the car beforehand, make notes of all dings, dents, scratches etc on the form they give you. And take it for a test drive for any weird noises, rattles, brake handling etc and make a note on that also. Otherwise you may or more likely WILL be paying for something you did not do. Aways have the rental agency approve your inspection when returning the car and keep that for your records.





    Also check to make sure it has a good spare tire, jack and lug wrench. Many rentals will also provide a few maps.
    It's a pretty good deal. I don't think that you will get a better rate than $37 per day, which is what your deal comes out to in the end. Make sure you check the fine print at the time when you pick up the car. As the previous answerer said, check the car and make sure they list any and all previous damage to the car and that you get a copy.


    And watch out for Costa Rican drivers. They are horrible. I owned a car for a month before selling it and deciding on public transportation. If I really need a car, I rent, but I don't do it unless I absolutely have to.


    Don't lock up your automobile with valuables in sight. They will get stolen. Good luck, and have a safe trip.

    Any house you are going to rent in England is going to be expensive in comparison to Florida. Prices depend a great deal on the area the house is in, if it's in a poor neighbourhood, perhaps a rather run-down house, you will get a much more affordable price. London will be very expensive and it's practically impossible to get a place there for any sensible price - my advice would definitely not try there. But there are plenty of other vibrant cities to choose from. Generally speaking, the north will be slightly cheaper than the south so you might want to check out cities like Liverpool, Leeds or Newcastle. Historic towns are generally pricey too. Also Wales is cheaper than other places.


    City centres are always going to be expensive, so if you look at suburbs I'm sure you'll find somewhere affordable. Public transport is good so you'll be able to get into town/ to your job easily. I'm not sure about where you could work but I think hotels and restaurants like to hire foreign people for their experience. To move here permanently though I think you have to have been offered a job first though? It will certainly be a pain getting a visa.

    I don't even think you should come to England if you write our pound sign (拢) as 'lb'. That is a weight, not our currency. You will need a visa, and should find a job here before you move.
    In cities like Oxford, Birminghan, the prices are between 500-600 sterling pounds, for a single room,bath and kitchen. in a nice area, there other option for weekly rates that are between 95-125 pounds. the currency its about 1.6US$ for a 1 pound. its costly compared to Florida, but the living standars are much better. Of course there other cities much cheaper that you can find up to 300pounds a month but are far away from business areas. About working its difficult for someone thats not have a european community passport, because you will need to have good skill or PHD masters degree or at least 5 years experience ina specific area, and the papers are for about 400-500pounds to get it in about one or tho months time after a UK company sponsors you otherwise you cant make the application by yourself

    There are two types of licenses which allow you to LEGALLY drive a motor vehicle in Taiwan (separate licenses are issued for motorcycles and cars):

    Use the inter-city buses. Fast and cheap and luxurious. Use the train on the east coast. Rent a scooter at your destination for the city, and a car to tour the countryside.
