I helped you check the records for Tampines Mall and there is no vacant slots at the moment, however, with regards to the Rental at Tampines Central, the advertised rental (before neg.) ranges between $4-24 psf. Though there is no ';live'; rental at TM, there are units for sale at TM and near-by shops. The adverage being about $404psf... so if you do some simple calculations and assume the rental yield to be at 5% and the buyer playing with basic LVT, that will come up to about $19.10psf at least to off-set basic cost. Naturally, this being the break-even point for land-lords, they will often ask for higher prices unless they got their property early / cheap.
If you are confident in negotiations, have real-time market information and you are familiar with the whole rental process. You may wish to engage an agent who can run through all your needs. Do note that GOOD agents should be able to save you more than the 1/2-1 month commission (and for rentals above 2.5k, you have the option of NOT paying the commission pending on the service level you wish to receive).
